Do You Need a Structural Engineer for Your Extension or Loft Conversion?

Almost any extension or loft conversion that involves removing a wall, inserting steel, or changing how loads travel through a building needs a structural engineer — which in practice means nearly all of them. What's less well understood is what the role actually covers, and when to bring one in.

What a structural engineer does

A structural engineer calculates how a building's loads are carried and designs the elements needed when that changes — steel beams over a new opening, foundation design for an extension, or strengthening for a loft conversion floor that wasn't designed to take bedroom loads. Their calculations and drawings are what building control needs to approve the structural side of a project, separate from planning permission.

How it differs from the architect's role

An architect designs the space — layout, appearance, planning strategy. A structural engineer works out whether, and how, that design can actually stand up, and produces the calculations a building control officer or approved inspector will check. On most projects both are needed and work from the same set of drawings, with the engineer typically brought in once a design is broadly fixed, though on anything structurally ambitious it's worth involving them earlier.

When you definitely need one

  • Removing or altering a load-bearing wall, internal or external
  • Any rear, side-return or wraparound extension requiring new foundations
  • A loft conversion, since the new floor almost always needs strengthening the original ceiling joists weren't designed for
  • Basement or lower-ground-floor work of any kind
  • Underpinning existing foundations, common on Victorian terraces with shallow original footings

What their report actually protects you from

A proper structural design, checked against a full ground investigation where warranted, is what prevents the two most expensive things that can go wrong on a project: a beam that's undersized for the actual load (a genuine safety issue, not just a snagging item), or foundations that don't account for what's really in the ground. Skipping proper structural input to save a few hundred pounds at design stage is one of the more common false economies homeowners make, and one of the most expensive to unwind once building control refuses to sign it off.

Where a project manager fits in

Structural engineering itself sits outside what a client-side project manager covers — it needs a qualified engineer, full stop. What a project manager does is make sure the engineer is actually appointed at the right stage, that their input is reflected properly in the builder's quote rather than assumed away, and that any structural surprise found once walls are opened up gets priced and agreed before it becomes an unplanned bill.
